Partnership sought

Branding flexibility

An incoming partner may introduce an existing brand or develop a new identity.

03

An opportunity for your brand.

This is a developed initial concept with room for an incoming identity. The site, planning position and commercial terms still constrain what can be built.

01

Introduce an existing brand

An operating or hospitality partner may bring a club or brand it already owns, subject to agreed commercial terms and the constraints of the site.

02

Create a new identity

A partner may develop a new name and visual identity for the proposed club. No operating brand is asserted by this presentation.

03

Develop the positioning together

Brand, tone and operating emphasis can be shaped with the sponsors. The initial concept is a starting point, not an unconstrained brief.

05

The location and its potential catchment.

Notting Hill already accommodates premium wellness and membership concepts. A padel-led proposition builds on that context while establishing its own identity: a members' club where the experience extends beyond the court.

06

Padel at the centre. Lifestyle around it.

01

Padel and elite coaching

Padel would sit at the centre of the proposed club, with best in class around the clock elite coaching.

08

Potential for an all-day club experience.

The club is designed to work throughout the day, creating different reasons to visit from morning through to evening. Members might start with a game or training session, stay for work or wellness, host a discreet business meeting or private lunch, and return later for socialising, dining or events. This all-day model positions the club as more than a sporting venue: a refined setting for leisure, business and connection, supporting stronger member engagement, repeat visits and a more resilient operating model.

Morning play

Mornings are centred around movement and performance, with padel, coaching and training creating an energetic start to the day. The club is designed to become part of members’ daily routine, whether for an early match, a private session or a more social game before work.

10

The rationale behind the opportunity.

Sourced evidence

Prime Central London combines a dense, affluent residential catchment with a growing appetite for premium sport, wellness and hospitality concepts. Padel participation continues to expand, while the supply of high-quality, centrally located clubs remains constrained by the availability of suitable sites.

Notting Hill is particularly well positioned: internationally recognised, highly residential, socially established and already associated with premium leisure, dining and lifestyle experiences. The opportunity is to introduce a differentiated club format into a market where location, design and quality of experience can command significant value.

Sponsor view

  • The sponsors have built the site concept with the potential to support a destination-led padel and lifestyle members' club rather than a conventional sports facility.
  • The proposition is built around a broader use of the asset throughout the day: padel as the anchor, complemented by wellness, hospitality, private meetings, social spaces and curated programming. This creates multiple reasons to visit and the potential for deeper member engagement beyond court utilisation alone.
  • The combination of a scarce Notting Hill location, a premium membership proposition and an all-day operating model provides the basis for a distinctive club with strong local relevance and wider London appeal.

Investment and operating partnerships.

Capital (& operations option)

Flexible capital participation, with the option to operate.

The opportunity is open to a capital partner seeking exposure to the development of a premium padel and lifestyle members' club in Notting Hill. The investment structure, level of participation, governance and ownership will be agreed with the selected partner.

A capital investor may participate solely as an investment partner or, where relevant experience and strategic fit exist, may also take an operating role in the club.

  • Capital participation structured around the agreed investment framework.
  • Development funding aligned with the project programme and business plan.
  • Governance, reporting and ownership rights agreed as part of the investment terms.
  • The option for the capital partner to participate in operations, subject to capability, structure and alignment with the club vision.
  • Potential structures may include direct investment, joint venture participation or other agreed partnership arrangements.
Discuss a Capital Partnership

Operating partnership

An experienced operator to help shape and deliver the club.

The operating partnership is intended for groups with relevant experience across padel, members' clubs, leisure, hospitality or premium lifestyle concepts. The selected operator would have the opportunity to help define the brand, customer experience and operating model alongside the sponsors.

An operating partner may participate independently or alongside a capital investment, allowing a single partner to combine investment and operational responsibility where appropriate.

  • Relevant operating experience across sport, hospitality, wellness or private members' clubs.
  • The ability to bring an existing brand or develop a new identity for the opportunity.
  • Input into the club proposition, service standards and member experience.
  • Responsibility for the operating model, staffing, programming and day-to-day performance.
  • Partnership structures may include a management agreement, operating agreement, lease, joint venture or combined investment and operating structure.
